Garden Office - Ecological Office Building Theodorstraße, Düsseldorf (GER)

The site is located in the north of Düsseldorf, near the ISS Dome. Due to the fact that the environment there does not provide many welcoming spaces today, the building creates its own quality. A new place for people, with spatial gardens, healthy office spaces, places for communication and a transparent, friendly face to the neighbourhood.
The inner organisation is very efficient and enables the owner, to let very small office divisions from 200sqm upwards. A partition can be installed on each 1,30m axis. Four different office depths are possible. A suspended ceiling is not needed. This concept brings maximum flexibility and maximum sustainability.
The energy demand and life cycle costs could be reduced to the absolute minimum by omission of technical installations and the concept of a naturally ventilated underground parking. All offices are naturally ventilated and lighted. An efficient solar protection reduces the cooling load in summer.
As this site is located above a soil, providing maximum geothermal capacity, the building will make use of this renewable energy source.
