Positive Building Permit for the “Life Science Campus” Project in Düsseldorf

Climate-Neutral Campus Achieved through the Implementation of the Highest Sustainability Standards

We are excited to be part of this new construction project.

ZAR Real Estate Holding, together with its Düsseldorf-based subsidiary ZARWEB, has received a positive preliminary building permit for the “Life Science Campus” project. This marks an important milestone in realizing the project, which is located in Düsseldorf’s Heerdt district on the central left bank of the Rhine. On the approximately 28,000 m² site, a modern life-science facility with around 61,000 m² of gross floor area will be developed. In addition to laboratory spaces, the campus will feature coworking, cocrafting, as well as event and conference areas. Pre-leasing of the spaces and planning preparations for the building permit submission are now underway.

“Diversity and flexibility: the campus structure allows for different uses to be combined and synergies to be leveraged. Restaurants, cafés, and green spaces provide opportunities for interaction—this mix of users encourages productive exchange. The individual buildings are connected with flexible zones that make rental areas subdivisible. The campus offers space for companies at every stage of growth—from start-ups to corporates,” explains Christian Weber, Managing Director of ZARWEB.

Sustainability is at the heart of the Life Science Campus planning. The holistic and integrated energy and sustainability concept will address both construction and building operation.

“Sustainable building and usage concepts hold enormous potential for climate protection. With these potentials comes a responsibility toward the environment. That is why our goal is to develop a climate-neutral Life Science Campus in the Heerdt district and meet the growing demand for contemporary research and office spaces,” explains Martin Hofmann, Managing Director and CDO of ZAR Real Estate Holding.
